Current requirements dictate one parking space for each studio and one bedroom apartment and 1.5 spaces for each apartment with two or more bedrooms, with a guest space for every five units.

The commission supported the new zoning standards for this area, even as members expressed reservations about issues like parking requirements and the area’s proximity to the Baylands.

A lot that could hold an 18-bedroom building under the current standards could only accommodate 10 to 14 bedrooms under the plan, architect Brad Parker said, depending on parking space required.

The mayor said while parking was among the issues raised by the zoning board, it wasn’t the only one. Zoning regulations establish a minimum apartment size of 750 square feet per unit, Cusat said.
